The Interior
The structure is spread over three floors. The internal staircase connects all the floors of the villa. The first floor can be accessed either from the ground floor or from the external staircase adjacent to the villa.
The ground floor consists of two rooms:
- a living room with a double sofa bed, a tea table and a fireplace.
- a laundry room, fully equipped with all essential facilities. Washing machine, tumble dryer, ironing board and clothesline.
The first floor consists of:
- a large, professional kitchen with a large table that can seat up to 12 diners. Fully equipped with: refrigerator, freezer, oven, microwave and all major kitchen utensils. The kitchen leads directly to the outdoor area with barbecue and outdoor dining table.
- a living room with 2 leather sofas and armchairs and a glass table. The room is large and bright thanks to the windows overlooking the Tuscan hills. There is a fireplace in the room. The decorations are of high historical and artistic value as the villa was the residence of an ancient noble family.
- a double bedroom equipped with a double bed, bookcase, chest of drawers and a window overlooking the villa's park. There is also a bathroom with shower.
The second floor consists of:
- 1 double bedroom with private bathroom. The ceiling of the room is frescoed. There are two windows overlooking the front of the villa.
- 1 double bedroom with private bathroom. In the room there is an antique writing desk and a wardrobe. The two windows give light and a view of the Tuscan countryside.
- 1 double bedroom with private bathroom. The room has an antique wooden dresser with mirror, a wardrobe and two windows.
- 1 twin bedroom with two single beds and private bathroom. The room is large and overlooks the back of the villa with its two windows. There is a wooden trunk and a wardrobe.
The rooms and bathrooms are modern and functional, recently renovated.
There is air conditioning in the living room and in all bedrooms..
The Outside
Villa Agnese is ideally located for privacy and relaxation. Situated in the Pistoia hills, this ancient residence overlooks the Tuscan countryside, amidst centuries-old olive trees and the gentle contours of the green hills. The villa is surrounded by a large park of 10 hectares of land.
The villa's exterior includes an area dedicated to the swimming pool, with deckchairs and sunshades. The pool is located at the back of the villa, allowing you to enjoy swimming in total tranquillity.
The garden adjacent to the villa is well maintained with plants, flowers and decorations. In the garden there are sofas and a small table to enjoy an aperitif while admiring the view and a table to organise a wonderful outdoor lunch.
Outside the villa there is a barbecue area, comfortable and equipped to enjoy an excellent barbecue in company.
On the property there is the caretaker's house in a separate and independent residence. To ensure maximum privacy during your stay.

The rental price does not include (to be paid upon arrival):
final cleaning € 400,00; heating consumption; electricity consumption over 200 kW per week € 0,80 per kW; extra cleaning; extra linen change.

Its location makes it perfect for reaching all the main sites of interest in Tuscany.
From Villa Agnese it is possible to reach Lucca or Pistoia in about 30 minutes.
For sea lovers, a day on the golden beaches of Versilia is not to be missed. You can choose between free beaches, such as the one at Lecciona, or equipped ones, such as those at Forte dei Marmi. Versilia is the most popular choice for exclusive holidays.
A lovely excursion for children is a visit to Collodi. The birthplace of the author of Pinocchio. Here there is a park dedicated to the wooden puppet. You can visit the interactive museum of games inspired by the Adventures of Pinocchio, tackle the adventure trails and visit the House of Butterflies.
From Villa Villa Agnese it takes about an hour to reach Florence, the capital of Italian Renaissance art and architecture. In addition to the Uffizi Gallery, you can visit the Cathedral of Santa Maria Novella, Ponte Vecchio and Piazza della Signoria. You can taste typical Tuscan products, bread and olive oil as well as Florentine steaks. Tuscan cuisine is one of the most varied and appreciated in the world.
It takes 50 minutes from Villa Agnese to reach Pisa. Its famous Leaning Tower, baptistery and white marble cathedral have made Pisa's 'Piazza dei Miracoli' famous throughout the world for its beauty and uniqueness.
